St Mary's Manor - Beverley External facade renovation on listed building
Built in three sections over a period of 300 years, this listed building has been refurbished to provide high class residential accommodation. Years of neglect, combined with long term settlement and widespread cracking and crazing of the rendered surfaces left the building in very poor condition.
Detailed lintel and cornice mouldings around feature windows were especially badly affected by cracking and spalling brought about by movement and corrosion of steel incorporated as reinforcement for the cornice projections. Removal of existing coatings only served to highlight the problems further, and dictated the need for a comprehensive remedial solution if the appearance and features of the building were to be retained.
Following a comprehensive survey Ram Services Limited suggested that the existing render should be retained, as to remove it was likely to create more problems than it solved.
To avoid further damage by weather ingress a high specification coating system capable of bridging and disguising the cracks in the render was required, whilst having the high aesthetic value called for by the scheme's architects.
After consultation and completion of trial treatments with SBD Limited, the Santane facade renovation system was recommended for the main rendered surfaces, with matching coloured masonry paint used on the string courses, detail mouldings and areas of brick not covered by render.
Preliminary works required included renewal of failed areas of render, provision of new concrete lintels where none existed previously, crack injection, insertion of stainless steel tie bars, and extensive plastic repair to the damaged lintel and cornice mouldings using lightweight cementitious repair mortar.
The protective treatment called for high pressure water jetting of all render and brick surfaces, filling of all cracks with a flexible filler, surface stabilisation and application of a thick, flexible crack bridging undercoat incorporating scrim reinforcement, prior to application of the top coat, textured and with a matt finish to give the appearance of coloured render.
